Whats happening

The market is definetly picking up. Buyers have been out over the last several weeks making offers and buying homes.
In December;22 properties did not sell and the contracts with their agents expired. The average days on market of these listings was 145 days.
The average days on market (DOM) for properties that went under agreement in December was 86 days! (Includes singles, condos & multi family homes) This is market information that is important to consider when positioning your home for sale.

In November;

15 properties did not sell and the contracts with their agents expired. The average days on market of these listings was 135 days.

The average days on market (DOM) for properties that sold in November was 45 days!

Experience suggests that when a home is well cared for and the owner is actively involved in preparing the home for sale that those homes will be marketed successfully when compared to others that are not. When a buyer first steps into your home several reactions occur at once; first is what is my initial reaction, do I like what I see? Do I not like what i see? What is it about the house that works and what does not?. Because each home is unique, every home needs a unique marketing plan for that house. We’ve realized that due to current market conditions many home sellers are frustrated by not being able to sell their home. I have spoken to many would-be sellers that that thought they would have been moved by now.   They had listed their home earlier this year   with other agents and wonder why they have not been able to sell their property.
